I have accommodation available now which may suit you if you are willing to venture south of the river to Cross Flatts Avenue, postcode StreetMap GoogleMap.
The room on the top floor (illustrated) has a large floor area 4.6m x 4.6m (15ft x 15ft). Some of this lies under the slope of the roof but that's fine for the low double bed which fits under the slope quite conveniently and also for storage. It faces south west and has a large Velux skylight which makes it bright and pleasant.
The furniture is mainly pine and nicely matches the large exposed pine roof timber which lends character to the room. There is a double fitted wardrobe. The room has a large desk/table, a computer work station, a 3-drawer metal filing cabinet, a tall pine IKEA bookcase and matching 6-drawer chest, a swivel office armchair, an easy chair, a coffee table and nice framed photos and prints.
It has been decorated in white with a fitted carpet in burgundy and a large striped rug. There are concealed spotlights behind the beam and an overhead spotlight fitting plus other lamps and accessories from IKEA. The room has a modern Scandinavian feel with good quality bedlinen provided. There is an ntl broadband line fitted in the room which can be activated if you wish or you can share in the wireless broadband system in the house. This is a large comfortably furnished bedsit, not a sparsely furnished sleeping cell.
The rent is normally £380 pcm inclusive of all bills including Council Tax. However as an inducement to attract interest at a rather quiet time in the housing market, I am making an introductory offer of £280 pcm (£65 per week) all inclusive for the first three months.
The house itself is on three floors and you would be sharing with six other professional folk, (currently 4M, 2F), international and British, aged from 25 to 45-ish and all non-smokers. This may sound like more people than you would ideally like to share with but I can assure you the house is big with plenty of facilities so it never seems over-crowded It is a spacious Edwardian semi-detached home with a large comfortable shared lounge which has a good fitted carpet, antique Persian rugs, leather furniture, Freeview LCD tv and dvd . There is a large fully equipped kitchen/laundry on the ground floor, 3 bathrooms, 4 loos, gas CH, wide halls and landings, duplicate laundry facilities on the top floor and a lovely, big, well-maintained garden backing on to a public park.
It is very pleasant and "leafy" round here despite being so close to the city centre - just a 10-minute busride ito the city centre - Railway Station or Corn Exchange. There are excellent, fast, frequent bus routes down Dewsbury Road into town passing the end of the street (200m). A short walk through the park at the back of the house takes you to the No. 1 bus route which goes direct through to Headingley.
Showing consideration to your housemates, helping to keep the communal areas clean and tidy and observing the house rules are conditions of the tenancy as is being a non-smoker. A friendly, clean, tidy, non-smoking housematesis what we are seeking, ideally female! The house is warm, friendly, comfortable and conducive either for work or study. It is a well-run and well-maintained home, not student digs, that will appeal to people with a mature attitude to their accommodation and housemates.
The first and final month's rent is payable up front. There is also a bond of £150 refundable on the return of the accommodation in good, clean condition. So the tenant has to find 2 months' rent + £150 at the start of the tenancy. Minimum 2 month let.
