Some of this lies under the slope of the roof but that's fine for the low double bed which fits under the slope quite conveniently and also for storage. The room faces south west and has a large Velux skylight which makes it bright and pleasant. The furniture is mainly pine and nicely matches the large exposed pine roof timber which lends character to the room. There is a double fitted wardrobe. The room has a large desk/table, a computer work station, a 3-drawer metal filing cabinet, a tall pine IKEA bookcase, a matching 6-drawer chest, a black leather swivel office armchair, an easy chair and a coffee table. It has been decorated in white with a fitted carpet in burgundy and a large striped rug. There are concealed spotlights behind the beam and a spotlight ceiling fitting plus other lamps and accessories from IKEA. There is an ntl broadband line fitted in the room which can be activated if you wish or you can share in the wireless broadband system in the house. The attic floor comprises three bedsits and a bathroom (with shower, WC, wash basin, washing machine and tumble drier) for the exclusive use of the top floor housemates (although they may also use the bathrooms on the floors below if they wish).
You would be share the house with a nice bunch of 6 mature folk - grads and professionals - aged 23 -40ish, usually, international and British and all non-smokers. This may sound like more people than you would like to share with but I can assure you that it is a very large house and even with seven it does not seem in the least over-crowded or noisy. It is a big spacious Edwardian semi which has a large comfortable shared lounge with Freeview LCD tv, video, dvd , good carpets and leather furniture, a large fully equipped kitchen/laundry, 3 bathrooms, 4 loos, gas CH, phone, duplicate laundry facilities on the top floor, wide halls and landings and a lovely garden backing on to a public park.
You can see from the photos that it is very pleasant and "leafy" round here despite being so close to the city centre - many bus routes run past the end of the street (250m) and it is just a 10 minute busride into town + a short walk to the heart of the LU and LMU city campus and the LGI. A short walk through the park at the back of the house takes you to no. 1 bus route which runs every 10 mins direct to both universities. Living in a shared house can be problematic when folk have differing standards so showing consideration to your housemates and helping to keep the communal areas clean and tidy is a condition of the tenancy as is being a non-smoker. Minimum tenancy is for 2 months. After that one month's notice is all that is needed. This gives you considerable flexibility. In return I ask for the final month's rent to be paid up front, too, to ensure I do get a month's notice when the time comes. There is also a bond of £150 refundable on the return of the acommodation in good, clean condition. So the housemate has to find 2 months' rent + £150 at the start of the tenancy. Thereafter the rent is payable calendar monthly in advance.
This house is a well-run and well-maintained home, not student digs. It will appeal to people with a mature attitude to their accommodation and housemates.
