1 big double room is available right now in a nice ground floor flat in the Newington Area to share with 2 friendly postgraduate students (me - 25 called Andrew, who rented this flat last year as well) and another postgrad student Ben . The flat is just around the corner from Edinburgh Uni Kings Buildings, is in a very quiet area and is fully furnished. The flat is ground floor. The flat's postcode is echo-hotel-nine three-echo-delta (I've put it in in that form as it seems to mangle it when I put the postcode in its normal form) - just in case you want to see its location on www.streetmap.co.uk
The flat has a large kitchen (refurbished 2005) with a small separate sitting area. There is one bathroom with shower & bath in one. It is available on a long term ease (to mid sept 09) to students or professionals, but students - particularly postgraduate or undergrads towards end of their degree - are preferred (and it makes the council tax position easier).
The room is big - approx 3.5m x 3.5m and is £310 a month excluding bills. The Landlord's HMO licence enables the flat to be let to a maximum of 3 people only (so sorry this room can't be let to a couple). It's 1 mth's deposit, and ideally the landlord would like us to enter into a lease together to sept 09.
There's free parking for cars on the road outside the flat and in the roads around, and there's space for bikes in the hallway inside the tenement block.

Spare second bedroom in friendly Leith/Restalrig Flat. The room is a large single/small double and has a large window. It's not completely furnished, but has a matress, a chest of drawers and a small set of shelves.
I'm a student midwife, (I also live in the flat), have a cat named Boris and I'm largely a non-smoker.
The rent is £270 a month, and bills (internet, phone, gas and electricity) come to £40 a month each. I'm afraid I haven't a clue about council tax cause I'm a student and therefore don't pay it.
I like cooking (but not every night), and like to keep the place in a relatively reasonable state...
The kitchen is quite large, as is the living room. The bathroom isn't very big but it has all the basics - bath, shower, sink and toilet in it.
There is a bus stop 5 minutes walk away where you can go to most places every 10 minutes. Otherwise walking into town takes about half an hour.
Anyway, if any of this sounds good, let me know...
