The room is a medium sized, furnished, single bedroom in a 3-bedroom flat with a nice view to a large backyard. You would share it with 2 other international students, one male, one female (around 28 years old).

The flat itself has a well-equipped kitchen, bathroom with bath and shower, a shared livingroom and an extra study room. It is located in South Clerk Street. Hi there,

We have a spacious double room available in a friendly and quiet flat in Newington.

Room is fully furnished with bed, desk and chair, side table, lamp, full length mirrors and comfy chair. The room looks out onto a well kept and beautiful garden (unfortunately not ours) and is well lit.

We're located a 20 minute walk from Princes Street, 5 minutes from the Meadows, 5 minutes from the Commonwealth Pool and on many very regular bus services.

The rent comes to £365 pcm - this includes council tax, broadband, TV licence and telephone line. The only other bills are heating and power on a quarterly basis (averaging about £30 per month). We're on the first floor and the stairwell is kept clean on a weekly basis by the body corporate.

You would sharing with myself (28 year old male editor) and one other female (27 year old female uni researcher). We're fairly clean, washing dishes as we go etc.

You will be sharing with us, a professional and a Phd student!

The room is small but cheap and has got a large ceiling light and good storage space but beware it is not big (3.11/2.21m)

There is a large bathroom and a large kitchen with a seating area but no extra living room. The flat is right next to Harrison Park and the canal. The next big supermarket is 10 minutes away and the Napier Uni Merchiston Campus is not far either.

Before calling or emailing perhaps take a minute to google map the location so you are sure it could be the right thing for you location-wise.

Otherwise we got central heating, double glazing throughout the house and the flat is nice and clean and we want to keep it that way!

Bills to be covered include council tax (if you happen to be a full time student we could apply for the discount but we still want to share whats left of the tax between all of us). CT is £60 a month. for electricity and gas it ends up being £15 pcm in the summer and £20 in the winter months. And there is a small fee for the wireless internet that we have in the flat.
